The one major difference between new construction and re-roofing is the tear off. Most of the time, there is siding, like stucco or vinyl siding or even brick veneer over the wall flashings. So we have to determine whether we are going to install new flashing (Remove existing and install new), re-use existing flashing (clean and re-install with new underlayments), or install exterior mount flashing over the existing flashing and over the existing siding (this is not an option for vinyl). This will almost always add cost to the project. It all depends on the project. Flashings are a necessary consideration to get the full life out of the new roof.
